Why floors peel

Most coatings fail before they’re put down.

  1. Ground, not washed.Coating only grips concrete that’s been ground open. A hardware-store kit goes on a slab that was washed or etched with acid, which is why it lifts where the tires sit.
  2. Tested for moisture first.Water coming up through the slab is the most common reason a floor bubbles and lifts. We test every slab at the measure visit and write the result down.
  3. A polyaspartic top coat. The clear layer that takes the abuse. It doesn’t yellow in the sun, and it’s what keeps hot tires from pulling the floor up.

What changes it

Get my price Your size and three questions.

A two-car garage with a cracked, oil-stained concrete floor.
  1. Before

    The slab you park on.

Oil soaked in, cracks, salt damage at the door. A coating is only as good as what it’s stuck to.

  2. Job day

    Everything out.

The garage gets emptied first, so every inch gets the same treatment.

  3. 01 Grind

    Ground, not etched.

Diamond grinding opens the concrete so the coating can bite. Cracks filled, spalls patched, flush with the slab.

  4. 02 Base coat

    Wall to wall.

Rolled into the fresh grind and up the stem wall.

  5. 03 Flake

    Full broadcast.

Thrown until no base shows through, then scraped smooth.

  6. 04 Top coat

    Clear polyaspartic.

The layer that takes the hot tires, the salt and the spills.

  7. Done

    One day of work.

Everything goes back on a floor that looks like this.

Questions

Before you ask.

How long does it take?

One day of work. Then keep cars and people off the floor for 48 hours while it cures.

Do I have to empty the garage?

Everything on the floor comes out: cars, shelving, totes. Things hung on the walls can stay.

Is the price online the real price?

It’s a range from your answers. At the free measure visit we measure the floor, test it for moisture and give you a firm price in writing before you sign anything.

What if you find a problem once you start?

Sometimes grinding turns up hidden moisture or an old sealer. If it does, we stop, show you, and give you a written price change before doing any more.

Will my cracks and stains disappear?

We fill cracks before coating, but a crack that moves can come back through. Old stains may show as faint shadows, and the floor won’t be perfectly flat. We’d rather say so now.

Can you do it in winter?

Only when the slab and the air are above about 50°F. Cold weather moves a job; we’ll pick a new date with you.

How do I pay?

A 30% deposit holds your date and buys the materials. The rest is due when the floor is done.
